How much will it cost to sell my property?
There are three cost elements to consider when selling your home: 1. It is a legal requirement to have a valid Energy Performance Certificate in place before marketing can start. Each EPC is valid for 10 years. Kings can organise this legally required document on your behalf at a cost of £50.00. 2. Commission Fees: These become payable when your property sells, and contracts are signed. Kings charge a set fee of £795 plus VAT. 3. Legal Fees: These vary depending on the solicitor you instruct.
What and Where are my Title Deeds?
Your Title Deeds are proof of ownership of your property. They will be held by your bank or building society if you have a mortgage and your solicitor will obtain the deeds and let the buyer's solicitor have a copy.
Do I need to redecorate before I put my property on the market?
It is not essential to redecorate your property before placing it on the market, however, if an area is in need of a lick of paint this will appeal to potential buyers.
Who will conduct viewings on my property and when will they occur?
Kings offer viewings days and times to suit both parties. Viewings can take place during office hours as well as evenings and weekends. We will always give you a call to let you know when a viewing is booked so that you have plenty of notice beforehand. We always accompany viewings so that you don’t have to conduct them yourself if you don’t feel comfortable to do so.
Do I have to pay Stamp Duty?
No, the buyer is responsible for paying the Stamp Duty.
When do I have to move out?
On the completion date, which is mutually agreed by yourself and the buyer.
Do I have to pay Capital Gains Tax on the property?
If you are selling a property that is your main home, you won't have to pay tax on it as long as you satisfy certain conditions. However, if you are selling a property that is not your main home, it is likely you may have to pay Capital Gains Tax.
