1. Accurate valuation

2. Choosing an estate agent

There are a number of factors worth considering when appointing an agent:

  • Look at their current stock to see if they deal with similar properties to yours.
  • The number of agency boards they have in the area.
  • Location and presence of their office.
  • Most importantly, you should trust them and believe in their ability to get the job done.

4. Preparing your property for viewings

5. Marketing your property

Making sure your property is seen by the largest number of people is where we really shine.
Through our website, kingsagents.co.uk, and all the major property portals; Social media and the ever-changing channels it provides are kept up to date through our in-house marketing team. We continue with the conventional means of local advertising, such as email and SMS Alerts.

6. Let the viewings commence

Standard viewings can be arranged around your timetable. We do offer out of office viewings on the weekends and after 5pm on weekdays so if your children go to bed at 6.30pm we can allot a time at the weekend for your viewings.

Most landlords prefer to leave a key with us to take advantage of us accompanying the viewing and help let their home.

7. Straight-talking feedback

We find prospective tenants are more comfortable being open and honest with an objective and non-biased person who can point out the benefits of your property in a relaxed and informative way.  We’ll discuss this with you during regular update calls, comparing how the let is going to the wider market at that time, and developing a relationship of trust with you by making recommendations for a better let based on honest viewing feedback.

8. Offer stage

The moment we receive an offer you will be notified either verbally or by e-mail. We will communicate thoroughly the full situation, including a tenant profile with financial status.   Any conditions or potential complications will be explained from the outset to ensure that the let runs smoothly and that it complies with your preferred timescale.

9. Progression of let

Congratulations! You have accepted an offer and the letting progression can begin.

As your letting agent we will absorb much of the administration work and communication prior to your tenants moving in.

10. Tenants move in

Congratulations your tenancy has begun!
